Dubai still one of the world’s best places to invest in property sector

Despite the slight fall in prices, is Dubai still one of the world’s best places to invest property in? The answer is a resounding yes.

It is no secret that Dubai property sales values and transactions have shown a dip over the past year and a half. The government has since introduced cooling measures to prevent overheating and speculation given the upcoming World Expo 2020 that Dubai is gearing up to host. The Expo is the UAE’s opportunity to engage in the global community and drive innovation.

However, this price softening is no reason to feel worried about an upcoming bubble as it is only a sign of the market auto-correcting itself for the sake of long-term stability. Furthermore, the Dubai property market continues to mature given the government’s strategic regulations such as increased property registration fees and mortgage caps.

This is in fact a great time for those looking to buy Dubai property as attractive bargains are to be enjoyed in some locations. Moreover, with high rentals, this is an apt time to lock in a property that will bring good yields as well. So while the Dubai property market may remain subdued over the course of this year, this phase certainly provides rewarding opportunities for investment in Dubai real estate for the long term.

Dubai property represents solid value when compared with other global real estate markets and is one of the world’s best markets for income-generating assets. We believe that greater control and market regulation will help the Dubai property market mature and keep confidence among the investor community.

With the government stepping in to curb speculation by tightening mortgage regulations and capping price increments, the Dubai property market has learnt from the 2008 downturn and is heading steadily to be more mature and better controlled. Furthermore, the market is performing very well in the rental segment, with rental yields reaching more than 7%. Compare this with cities such as Hong Kong which offers around 2% to 3% and London which offers yields averaging 3% to 4%.

So, while Dubai property sales prices have dipped, the rental market has remained robust given the increase in expat population and number of jobs created by the infrastructure investment planned around the mega Expo 2020. Hence, those with stable incomes and long-term plans of living in the UAE should consider investment in Dubai real estate, as rents can work out to be more expensive in the long run than mortgage payments. Investors should consider buying off-plan properties to take advantage of the recovering market, as Dubai property units are being offered at a 20% to 30% discount.

Lower prices, higher yields: this is the right time to invest in Dubai property.

It is almost 10 years since Dubai's property business went into a subsidence fuelled money related plunge, and the emirate has seen something of a Hollywood style rebound. In any case, in 2015, 'once nibbled twice bashful' is the mantra of numerous industry experts sharp not to see history rehash itself.

Back in alarming 2008, house costs in Dubai dropped by a huge 70 for each penny after an infection of off-arrangement property flipping – and an excessively, too quick mentality – injured the business sector.

Be that as it may, the Bedouin Spring, in addition to the obligation rebuilding of Dubai World, saw a colossal rerating of Dubai real estate from 2012. The property showcase then topped in April 2014, prompting costs falling by around 20-25 for every penny. Right now, most concur the business sector has hit its first real redress subsequent to the money related tidal wave of 2008.

So what precisely is not too far off for land in Dubai as we push ahead? Can financial specialists and land firms at long last stride off the rollercoaster?

Its a dependable fact that normal manor and flat costs fell by no less than three for each penny in the initial four months of 2015, however this has not halted engineers from progressing with development. This has prompted an emotional decline in exchanges from the elevated amounts of mid 2014. There is additionally the sudden increment in expected conveyances, which is said to go from 22,000 to 25,000 – which is around 10,000 units more than in 2014. This all makes an end of 2015 upward spike in the property business close unthinkable.

At that point there is the Russia impact. Managing an account sanctions and the subsidence in that nation have seen money rich Russian Dubai land purchasers everything except vanish. The fall of the sterling against the US dollar has likewise put off UK purchasers.

On the other hand, all is not as grim as it appears. The Dubai government has been doing its bit to raising so as to endure the boat for the advancing years property exchange duties to effectively demoralizing theoretical rises, in addition to the National Bank of the UAE now nearly screens bank loaning for development ventures.

Since the UAE dirham is pegged to the US dollar, the weight of change in accordance with an oil or collapse stun falls on the property business sector and UAE values, which both crested in May 2014 generally as the US dollar record started its mammoth ascent.

It is sure that merchants situated in England, Russia, India and Europe will slice costs this late spring to take advantage of 2015 money win because of the ascent of the UAE dirham and the US dollar since the previous summer.

To put it plainly, these are still stilted times for the real estate business in Dubai, yet there is a more sensible way to deal with working together and a developing industry that ought to begin harvesting advantages.

With the overall cost of living on the rise, the majority of income earners find the cash purchase of a villa or an apartment a challenge and an even bigger ask for potential homeowners in the lower income bracket.  The most common solution is financing a home just as many financed a car through monthly payments.

With many mortgage interest or banking fees on the high side some cash buyers prefer the payment mode by choice thereby saving on associated lending fees, all of which is leading to the process, purchasing a home with cash, being more common in Dubai particularly with properties purchased for the longer term.

However, there is a new survey out on the market that states 54% of Emiratis pay by cash or by cheque in the purchase of a new apartment or villa while the percentage of expatriates who choose this route is much lower because, in these cases, access to the full cash amount is not feasible.  Percentages include 27% for Westerners, 37% for Arabs and 39% for Asians who choose the cash or cheque payment mode.

All in all indicators point towards investors demonstrating confidence in the Dubai property sales market with YouGov stating that 3/4s of property buyers are purchasing for their first time, based on a study conducted by the organisation.  And many BetterHomes’ sales agents have experienced a high number of foreign buyers making their first UAE property purchases using the finance route.  The survey also stated that the general trend was for investors in UAE property to be mature buyers (over 50 years old for 8 in 10 of them) and for location to be considered an important decision maker with a greater preference for locations near a beach, a public park, a mosque or a shopping area (stated by 51% of the 308 participants).

Most financial planners will advise that the investor route is only advisable assuming the buyer has ample funds available for emergencies rather than investing all savings on the property purchase; and that it may be wise to consider spending some of the available funds on alternative investments that offer higher returns.

One financial planner at deVere Acuma said, “There are financial benefits to gain from using leverage to finance the purchase of a property.  A serious investor will know that greater returns are available from leveraging and also owning multiple rented properties helps with diversification. If one unit is empty, the income from the others helps offset the finance cost. If we used London between 2003 and 2013 as an example, the annualised profit from a leveraged property is almost three times that of a property purchased in cash (11 per cent per annum versus 4.1 per cent). There can be tax benefits particularly for expats to leverage including financial planning opportunities to mitigate Inheritance Tax; not so much an issue for an Emirati unless they wish to have a greater choice in succession planning.”

With an improvement in construction quality from developers and more flexibility of payment plans for potential investors, demand for Dubai property investment continues to remain stable.  In addition, government property regulations additionally boost market confidence, particularly the removal of the 5% cap on rental increases which has raised income and ROI making investing a solid alternative to renting.
